If You Want The Longer Version, Keep Reading

A house that sits on the market is almost never a house nobody wants. It is usually a house that got handed one number and no plan behind it.

That is how most listings start. Somebody plugs an address into a website, a number pops out, and the house goes on the market at that number. Then it sits. Then comes the price drop. And the price drop tells every buyer watching to wait for the next one.

What The Numbers Around Here Actually Say

I pulled 12,626 closed sales across the Montgomery area, 2020 through 2025, every property over $250,000. Here is how long the average home took to sell:

Average days on market, 2020 to 2025

Montgomery94 days
Pike Road105 days
Prattville74 days
Wetumpka73 days

Now look at what timing alone does to that same house. Homes sold in the fourth quarter averaged 47 days on the market. First quarter averaged 163 days. Same town, same houses, same agents. January by itself averaged 271 days.

That is not luck. That is what happens when price, prep, and timing either line up or they do not. And it is why one number with no context is a guess, not a plan.

The Three Things I Get Right Before Your House Goes Live

1. Price it against what a buyer actually sees

An estimate looks at what sold. A buyer looks at what is available. Those are two different lists. Before I put a number on your home I go through what closed nearby, what is pending right now, and what your house is sitting next to on the market today. If a buyer can get more house for the same money two streets over, your price has to answer for that.

2. Prep it without burning money

Some repairs pay you back. Most do not. I have watched a seller put $8,000 into a kitchen that never showed up in the final sale price, and I have watched a $200 yard cleanup change how every single showing felt. Knowing the difference before you spend a dollar is the whole point. I will walk your house and tell you what to skip.

3. Market it so buyers actually see it

Posting a listing online and waiting is not marketing. I run a YouTube channel about living in Montgomery, and a lot of the buyers I work with found me there months before they found a house. Military families coming into Maxwell. People relocating from out of state who are buying before they ever set foot here. Photography, video, and getting your home in front of those buyers matters more now than it did five years ago.

Questions I Get Before The Call

I am not selling for a few months. Is it too early to talk?

No, that is the best time. Prep work takes 60 to 90 days to do without rushing it, and timing matters more than most sellers think. Homes sold in the fourth quarter averaged 47 days on the market. First quarter averaged 163. Knowing that early gives you a choice instead of a surprise.

I already talked to another agent. Is this awkward?

Not at all. Talk to a few. You are not signing anything on this call and I am not going to ask you to. If we are not a fit I will tell you that myself.

What does the call cost?

Nothing. It is a phone call. You get my read on your price, what to fix, what to leave alone, and what your timeline should look like. Whether you use me after that is up to you.

My house needs work. Should I fix it first?

Wait until we talk. This is where sellers lose the most money, spending on the wrong things before anybody tells them which ones matter. Let me see it first.

I'll Be Calling You Soon

Nothing else you need to do. If you would rather go first, call or text me and I will pick up.

One last thing. If you take anything off this page, take this: the number is not the plan. Anybody can hand you a number. What you do with the 60 days before your house goes live is what decides whether it sells in a month or sits until spring.
