Maxwell AFB vs. Gunter Annex

Maxwell and Gunter operate as one installation under the 42nd Air Base Wing, but they are not in the same part of town. Maxwell sits on the northwest edge of Montgomery and is home to Air University and the Air Force's center for Joint Professional Military Education. Gunter Annex is on the north-northeast side of the city and houses the Business and Enterprise Systems Directorate.

Before you pick an area, find out which gate you are driving to every morning. That one detail changes which side of town makes your commute easy and which side makes it a daily headache.

Quick orientation

  • Maxwell AFB: northwest Montgomery, closest to downtown and the west side of the city
  • Gunter Annex: north-northeast Montgomery, closer to the east side, Prattville and Wetumpka approaches
  • Montgomery: the city both installations sit inside
  • Prattville: northwest, across the river in Autauga County
  • Wetumpka: north, in Elmore County
  • Pike Road: east, just outside Montgomery

On Base or Off Base Housing?

You have three real paths, and none of them is automatically the right one.

Living on base

Maxwell family housing is privatized. You sign a tenant lease directly with Hunt Military Communities rather than with the Air Force. Availability and wait times move around, so this is a call you want to make early.

Renting off base

Renting keeps you flexible, which matters if your assignment is short or if orders could change. The tradeoff is that you are paying someone else's mortgage and you have no say in what happens at the end of the lease.

Buying off base

If you buy, search by what actually affects your day. Drive time to your gate, your budget against your BAH, the style of house you want and how long you expect to be here. Searching "homes near Maxwell AFB" on a map is the least useful way to do it, because a house four miles away across two rail crossings can take longer to reach than one eight miles out.

Where Can I Live When Stationed at Maxwell AFB?

I am not going to tell you which area is right for your family. That is not my call and it is not how I am allowed to operate. What I can do is lay out the facts on each place and let you decide what fits.

Montgomery

The city both installations sit in, with the widest range of price points and housing styles in the area. Depending on where you land, you can be close to Maxwell, close to Gunter, or reasonably close to both.

Prattville

Across the river in Autauga County, northwest of Montgomery. Newer construction is easier to find here than in much of Montgomery, and homes have historically moved faster.

Pike Road

East of Montgomery, and the highest average sale price of the four. Lots tend to run larger and a big share of what sells is newer construction.

Wetumpka

North in Elmore County, on the Coosa River. The lowest average sale price of the four areas here, with more acreage and waterfront options in the mix.

Schools When You PCS to Maxwell

I am not going to rank schools for you or steer you toward a district. What I will do is point you at the people whose actual job is answering this.

  • Maxwell AFB School Liaison Office. Your first call for anything PK through 12th grade, on base or off. Local school information
  • Maxwell AFB Elementary/Middle School. A Department of Defense school on base serving military-connected students from pre-K through 8th grade. There is also an expanded eligibility option that can apply to some students living off base, so ask the school directly about your situation. Maxwell AFB EMS
  • Public districts in the area: Montgomery Public Schools, Autauga County Schools (Prattville), Elmore County Schools (Wetumpka and Millbrook) and Pike Road Schools.

Elmore County and Pike Road have both opened enrollment to Maxwell-connected students in the past. Those policies change, so confirm the current rules with the district and the School Liaison Office before you make a housing decision around them.

Temporary Lodging When You Get Here

Most real estate pages skip this part, which is strange, because it is the first thing you actually need.

Both Maxwell and Gunter have University Inn lodging, and incoming PCS personnel are generally authorized a temporary lodging period on arrival, subject to availability. A large share of those rooms go to Air University students, so availability swings hard with the class schedule. Book the moment you have a report date.

If lodging is full, that is worth knowing 60 days out and not the week you arrive. Call and confirm your authorized number of days rather than assuming.

Your Maxwell AFB PCS Checklist

90+ days out

  • Confirm whether you report to Maxwell or Gunter
  • Call the Military Housing Office and get on any waitlist that applies
  • Decide, at least roughly, between renting and buying
  • Start looking at Montgomery, Prattville, Pike Road and Wetumpka

60 days out

  • Talk to a lender if you are buying and get a pre-approval in hand
  • Narrow to two or three areas instead of the whole metro
  • Set up listing alerts so you see homes the day they hit
  • Reserve temporary lodging

30 days out

  • Schedule showings, in person or on video
  • Line up inspections and appraisal timing around your report date
  • Arrange utilities and your household goods shipment

On arrival

  • In-process at the base
  • Confirm housing, utilities and school registration
  • Update your address everywhere it needs updating

Buying a Home During a PCS

Buying on a PCS timeline is a different job than buying when you already live somewhere. A few things that come up on almost every one of these:

  • Buying from a distance. I walk homes on live video so you see the things photos hide. Bad smells I will tell you about. Road noise I will point the phone at.
  • Inspections while you are away. I attend, ask the questions you would ask and send you the report with plain-language notes.
  • VA financing. Worth a conversation if you are eligible, though it is not automatically the best fit for every purchase. More on VA home buying here
  • Timing closing to your report date. This is where most PCS purchases go sideways. Build in margin.
  • Short assignments and resale. If you might be selling in two years, that changes which house you should buy. Around here, homes sold in an average of 47 days in the October through December window and 163 days in January through March, so when you list matters as much as what you list.

Most people report to Maxwell on the northwest side of Montgomery or to Gunter Annex on the north-northeast side, and that changes which part of town works. Montgomery, Prattville, Pike Road and Wetumpka are the four areas military buyers look at most. Compare drive time to your gate, price range and how long your assignment runs.

Does Maxwell AFB have on-base housing?

Yes. Maxwell family housing is privatized and managed by Hunt Military Communities, and you sign a lease directly with them. You can also rent or buy off base. Call the Military Housing Office at 334-953-5718 as soon as you have orders.

Can I buy a home near Maxwell AFB before I arrive in Montgomery?

Yes, and a lot of my military clients do. I walk homes on live video, handle inspections while you are still at your current duty station and sign everything electronically. I have worked with buyers coming from overseas who did not see the house in person until closing day.

Should I rent or buy during a PCS to Maxwell AFB?

It depends on how long you are here and how fast you would need to sell. Montgomery area homes over $250,000 sold in an average of 94 days from 2020 through 2025. A one year assignment usually points toward renting. Longer than that and buying is worth running the numbers on.
