The price at the top is only part of the story. Two offers with the same price can leave you with very different amounts at closing. I walk you through each of these.
- Your net. What you actually walk away with after fees, payoff, and closing costs.
- Repairs and condition. Whether the offer is as-is or depends on an inspection.
- Closing date. When the buyer can close and whether you can pick the date.
- Conditions. Anything that lets the buyer back out or change the price.
- Move-out timing. Whether you can stay in the home for a short time after closing.
