Yes, you can buy and sell at the same time

This works when the financing plan, sale plan, contract dates, and moving plan agree with each other. It gets stressful when someone starts shopping before a lender has reviewed the current mortgage, available cash, and expected sale proceeds.

I like to answer one question before anything else: if the perfect next home showed up tomorrow, could you buy it before the current home sells? A lender can answer the qualification side. A seller net sheet can estimate the cash side. Those two answers narrow the choices quickly.
