How to Price Your Home to Sell in Montgomery, AL (Without a Price Cut)
How to price your home to sell in Montgomery, AL comes down to one thing: price it off what's selling near you right now, not what a neighbor got two springs ago. I'm Britt Dowling, a Realtor with Real Broker LLC, and this is the first conversation I have with every seller, before a sign goes in the yard.
Redfin reported this fall that about 1 in 5 sellers nationwide cut their asking price, the highest share in its records. Most of those cuts trace back to the starting number.
How do you price your home to sell in Montgomery, AL?
Start with homes like yours that closed or went under contract in the last few weeks, in your part of town and your price range. Then look at what's still sitting. Those listings show you exactly where buyers stopped saying yes.
Your list price decides who shows up. Priced in line with recent sales, you get the showings. Priced high, buyers scroll past you to the house that looks like the better deal.
Does sitting on the market cost you money?
In the 2025 River Region MLS data (3,796 closed sales across Montgomery, Prattville, Pike Road, Wetumpka and nearby towns), it did:
- Homes that sold within 30 days closed at about 99% of asking price on average.
- Homes on the market 61 to 90 days closed around 97.5%.
- Homes that sat more than six months closed closer to 96.8%.
On a $285,000 home, the median sale price in that data, the gap between selling in month one and sitting six months is a little over $6,000.
How long does it take to sell a house in the River Region?
The median home in that 2025 data spent 54 days on the market. By city, that was about 45 days in Prattville, 51 in Wetumpka, 61 in Montgomery and 69 in Pike Road. Only about 1 in 5 homes sold in the first 30 days, so those early weeks are the window to get right.
That's also why photos matter so much. Clear the counters, open the blinds, and fix the small stuff first. Here's my list of what to fix and what to skip before selling.
Should I lower my asking price if showings are slow?
Maybe, but make that call before you list, not three weeks in. I sit down with sellers ahead of time and set expectations: what a healthy start looks like for their home, and what changes first if it's quiet. Sometimes that's price. Sometimes it's photos or how the home is marketed.
What can I offer a buyer besides a lower price?
A buyer's real problem is often cash at closing or the monthly payment. Help with closing costs, a repair or two, or money toward a rate buydown can solve that while your sale price stays put.
