Best Time to Sell a House in Montgomery Alabama (and Why Prep Starts This Fall)

When Is the Best Time to Sell a House in Montgomery, Alabama?

The best time to sell a house in Montgomery Alabama is usually spring, but as a local Realtor, I (Britt Dowling) tell sellers the real work starts in the fall.

If you're listing next year, use the months between now and then.

Why Is Spring the Best Time to Sell a House in Montgomery Alabama?

Realtor.com named April 12 to 18 the best week to list a home in 2026. Nationally, listings that week got about 16.7% more views, sold about 17% faster, and saw about 18.9% fewer price cuts than an average week. More buyers, fewer competing sellers.

Here at home, speed and price tend to move together. In 2025 River Region MLS data (3,796 closed sales across the area), homes that sold within their first 30 days on the market closed at or above list price about 64% of the time. For homes that sat past 90 days, that dropped to about 40%.

Should I Wait Until Spring to Get My House Ready to Sell?

No. Listing in spring and getting ready in spring are two separate decisions. If you push both to March, you'll be hiring contractors, settling on a price, and booking photos in the same few weeks. That's when mistakes happen.

What Should I Do This Fall to Sell in Spring?

Here's the plan I walk sellers through:

  1. Settle on a price strategy. I'll pull recent sales near you so you know where your home fits before the spring crowd shows up.
  2. Rank your repairs. Fix what buyers and inspectors will flag first, and skip what won't pay you back. My list of what to fix and what to skip before selling is a good starting point.
  3. Shoot the outside now. Get exterior and aerial photos while the yard still looks good, before the grass goes dormant for winter.
  4. Build the marketing early. Photos, description, and launch plan, all ready before list day.
  5. Pick a target list date. Put it in writing so the plan doesn't drift.
  6. Do a final walk-through. A week or two before launch, I walk the house with you room by room one last time.

What If I'm Buying and Selling at the Same Time?

Then starting early matters even more. Your sale date shapes your purchase date, and a spring move gives you less wiggle room than you'd think. I broke down how to buy and sell a house at the same time in Montgomery if that's your situation.

Who Can Help Me Plan a Spring Home Sale in Montgomery?

I can. I work alone, so you deal with me from the first conversation to closing day, whether you're in Montgomery, Prattville, Pike Road, or Wetumpka. You can read more about how I work across the River Region.

If spring is your target, call or text me at (334) 530-3576 and I'll help you get your plan on paper this fall.
