A lower price is a good reason to look. It's not a reason to skip your homework.
The seller is paying attention
A price cut usually means the first price didn't bring an offer. That tells you the seller is watching the market and may be more open to talking.
The full price history matters
One small cut is a different story than three cuts in two months. Ask me and I'll pull the full price history on any home on this page.
Reduced doesn't always mean a deal
Some homes start out priced too high and are only now where they should have been all along. Before you write an offer, I'll compare it to what similar homes nearby have sold for.

Questions buyers ask about price reduced homes
Why do sellers reduce the price of a home?
Most of the time the home came on the market priced higher than buyers were willing to pay, and the showings or offers never came. Sometimes the seller just has a deadline, like a job move or another home already under contract. A price cut by itself doesn't mean something is wrong with the house, but I always check the history before you write an offer.
Can I offer less on a home that already had a price cut?
Yes. The list price is only the asking price. What makes sense to offer depends on how long the home has been for sale, how many times the price has dropped, and what similar homes nearby have sold for. I pull all of that for you before you decide on a number.
How often is this list of price reduced homes updated?
