What Is the Real Cost of Owning a Home in Montgomery, Alabama?

What Is the Real Cost of Owning a Home in Montgomery, Alabama?
The real cost of owning a home in Montgomery, Alabama is your mortgage payment plus maintenance, insurance, and property taxes, and nationally those 3 extras now run about $16,566 a year, according to a new Zillow and Thumbtack report. That's about $1,380 a month. I'm Britt Dowling, a real estate agent with Real Broker LLC here in the River Region, and I'd rather you see that number before you make an offer than after.
What Are the Hidden Costs of Owning a Home?
Here's how the national total breaks down for a typical homeowner:
- Maintenance: $11,171 a year
- Property taxes: $3,129 a year
- Homeowners insurance: $2,266 a year
Maintenance is about 67% of the total. Insurance has climbed the fastest, up 54% in 5 years. The better news is the slowdown. The total rose about 3% in the past year, compared with about 32% over 5 years.
Does the Cost of Owning a Home in Montgomery Match the National Number?
Not exactly, and I won't pretend it does. These are national figures, and I haven't seen a Montgomery number from this report. The Montgomery area's overall cost of living runs roughly 12 to 15% below the national average, but that doesn't mean each of these bills comes in that much lower. The maintenance figure is also based on recommended yearly upkeep, so treat it as a planning number, not a bill everyone pays every year.
How Does the Home You Pick Change the Cost?
The house itself is the part you control. Here's what the median sale looked like in 2025, using market-wide River Region MLS data across all agents, not just my own sales:
- Montgomery: about $240,000, 1,920 square feet, 0.28 acres
- Prattville: about $310,000, 2,016 square feet, 0.31 acres
- Wetumpka: about $305,000, 1,929 square feet, 0.53 acres
- Pike Road: about $415,000, 2,500 square feet, 0.27 acres
More house means more roof, more paint, and more to heat and cool. More land means more to mow and maintain. A townhome or condo may need less upkeep, and new construction often needs fewer repairs early on. That's not a reason to skip the big yard. It's a reason to budget for it.
How Should You Budget Before Making an Offer?
I'd do 3 things:
- Get an insurance quote on the specific house before you make an offer. Then give your policy a yearly look with this homeowners insurance review.
- Set your target monthly payment around the whole number, not just the loan.
- Start a repair fund from month 1. Here's how much to save for emergency repairs.
