5 Numbers That Tell You If It's a Good Time to Sell Your Montgomery, Alabama Home
I pulled every closed home sale in the River Region from 2025, all 3,796 of them, to answer the question sellers actually ask me: would my house sell, and would I have to come down on price?
Five numbers cover most of it. Here's what the 2025 data says for Montgomery, Prattville, Pike Road, and Wetumpka.
1. How Long Homes Actually Sat Before Selling
Across the whole River Region, the median home took 54 days to go under contract in 2025. But that number swings by city.
- Prattville: 45 days
- Wetumpka: 51 days
- Montgomery: 61 days
- Pike Road: 69 days
Here's the part most sellers miss. More than a quarter of all sales, 27%, took longer than 90 days. In Pike Road it was 34%. If you're planning a move around a closing date, plan for the median and prepare for the tail.
2. How Many Sellers Held Their Price
Just over half of 2025 sales, 54%, closed at or above the final asking price. Montgomery ran lower at 48%, while Pike Road hit 62% and Wetumpka 60%.
When a home did sell under asking, the typical gap was small: about 3% below the final list price. So the real damage isn't the last round of negotiating. It's the two price cuts that happened before that, which never show up in this number.
3. What a Square Foot Is Worth in Your City
Median closed price per square foot in 2025:
- Montgomery: $121.57
- Prattville: $149.56
- Wetumpka: $154.15
- Pike Road: $169.28
A 2,000 square foot house is a $243,000 house in Montgomery and a $339,000 house in Pike Road. Same square footage, different market. That's why a value estimate pulled from a national website so often misses.
4. Your Price Range Matters More Than Your City
This one surprised me. In Montgomery, homes under $300,000 sold in a median of about 54 days. Homes between $400,000 and $600,000 took 103 days, and over half of them sat past 90 days.
Regionwide the pattern holds: $200,000 to $300,000 moved in 48 days, while $400,000 to $600,000 took 77. If you're selling in the upper brackets, your timeline is roughly double, and pricing right on day one matters a lot more.
5. Where Mortgage Rates Sit Today
Every one of those 2025 numbers is history. Rates are the live input. As of August 6, 2026, the 30-year fixed averaged 6.69%, up from 6.66% the week before and 6.63% a year earlier.
Rates decide how many buyers can afford your house at your price, and they decide the payment on whatever you buy next. If you're sitting on a low rate, that second half of the math is the one worth running first.

These are 2025 closed sales for entire cities. Your neighborhood and your price band can look nothing like the city median, and that's the number that decides your list price.
